Sustainability in the residential property market

This is what is in the dissertation proposal:

Sustainability: should this be important criteria when choosing property within the market place?

1.What question(s) is being investigated?

In deciding the title of the dissertation, I first undertook some research whereby I followed steps by Sekaran (2003) they are:

1)To observe, so that the research area is of interest and an area can be identified to study
2)To preliminary gather data, which includes methods such as interviewing and literature searching
3)To identify and research the problem
4)To follow a theoretical framework which the clear variables are identified
5)To generate the hypotheses
6)To have scientific research design
7)To collect the data, analysis and interpret it
8)To answer the hypothese question
The questions in which I will address are:

What is sustainability?
How is sustainability fitted into the property market?
What does sustainability mean to an investor, developer and an occupier?
How important is sustainability to them?
Is sustainability an important criteria for them to consider?
What effects can sustainability have on the value of property?

2.Why is your title worth investigating?

Sustainability has become more and more important within the property market and it is also considered to be influential for investors as one of the important criteria when choosing properties.

Research shows that it is very important to take sustainability into consideration, as it will help us in the long run and because our world, our environment is changing. Research has shown that the resources are becoming scarce it has been found that:

In recent years the weather has been the increasingly warm
The night temperatures have also increased over the years
Since the 19th century the surface temp has increase to a range of 0.3?C to 0.6?C
The sea levels around the world have risen from a range of 10cm to 25cm over the past 100 years and this might have contributed to the increase of global mean temperature.
According to statistics from UNEP 2007, by 2025 it is said that more 1.8 billion people will be in countries which will have water scarcity. Earthquakes, volcanoes and tsunamis around the world have been on an increase and even gas emissions are increasing too which lead to deforestation. All the above research has shown that the resources are becoming scarce and we need to find methods to preserve and save them.

Why do we need to care about sustainability? The whole reason behind is that is we need to reduce the amount of resources which are being wasted, we need to save the resources and use them slowly.
From a property point of view, sustainability is vital to a building as it makes them more durable and can last longer. According to RICS, they define sustainable development as:

Prudent use of scarce of resources
Increase of access to services to benefit all areas
To protect the environment
To provide a healthy local economy which will result in increased levels of employment
